During late 2015, Court Stone worked with Thor Equities to execute a lease for their 11,000 SF commercial unit located near 24th Street and 6th Avenue in the Chelsea neighborhood.
Lease execution was announced in Commercial Observer on February 18, 2016.
Executing on Large Retail Space Renovation
The 124 W 24th Street space was in poor condition and in need of a complete gut renovation. The space was previously leased by an Olde Good Things antique furniture store and had not been renovated in an estimated 60+ years. It required a large amount of work and investment to bring to an acceptable clean-vanilla shell.
Court Stone completed a gut renovation including addition of a structural support system for an exterior wall, structural elevation leveling, installation of a state-of-the-art HVAC system (none existed before), new staircase, addition of fire exit corridors, new plumbing/sewage lines, new electric panels, sprinkler system, a new entrance facade and improvements to bring space to ADA compliance including addition of an ADA lift and entrance ramp.
Transformation Into A Beautiful, Luxury Destination
Through these asset renovations and the resulting increase in rent rolls, Thor accrued a tremendous increase in value to their RE asset and enjoyed a tremendous repurposing of a tired retail space into a vibrant, luxury destination concept.
